PETALING JAYA: Perfect Eagle Development Sdn Bhd and R.E.A.L Education Group (R.E.A.L) signed an agreement for the opening of a new R.E.A.L Kids preschool centre at O2 City Sales Gallery Puchong South, today.

The agreement was officiated by Perfect Eagle Development Sdn Bhd chief executive officer Puan Sri Datin Su Bee Leng and R.E.A.L. Education Group president Ee Ching Wah, witnessed by Perfect Eagle Development Sdn Bhd director Lim Siong Gay and R.E.A.L Kids general manager Rachel Leow.

The R.E.A.L Kids preschool centre, situated within the O2 Residence development will start its school year in January 2018.

The development has garnered positive feedback from the existing residents.

‘This is more than a typical tenancy agreement between a tenant and a landlord. This is in fact the fusing of minds alike’, said Ee.

As both Perfect Eagle Development Sdn. Bhd and R.E.A.L are committed to contributing to the well-being of the society, this project is deemed to enhance the quality of life of the residents as well as the Puchong community as a whole.

According to Ee, this project enables R.E.A.L to widen their scope, to incorporate people living in strata buildings.

He also further elaborated that one of the challenges that the company faced in making this project a success lies in its safety factor.

‘Compared to a R.E.A.L Kids preschool housed in a landed property, the upcoming project has larger limitations and there is a need to make the kids schooled here feel secure.

An issue like this though can be overcome with increased vigilance’, he added.

According to Lim, O2 Residence has allotted a vehicle-free area, equipped with more than 270 cameras and a separate drop-off area for this project.

A unique adjustment to this branch of the R.E.A.L pre-school as compared to existing establishments will be a circular classrooms arrangement due to the architectural design of the residence.

Despite this minor change, the quality of learning provided in the preschool, will not be compromised.

This collaboration will soon be further expanded to include the R.E.A.L school and college in years to come to enhance the lives of pre-teens, teenagers and adults to thrive within the community.

StarProperty.my Fair 2017 ends the year with a bang

StarProperty.my recently hosted its last and most significant property fair of the year at the Kuala Lumpur Convention Centre in conjunction with myStarJob.com fair.

Prominent names in property development showcased their latest projects to prospective buyers.

The property-job collaboration brought together some of largest developers in the country looking for potential buyers and reputable employers looking for young graduates eager to kickstart their careers.

Among the developers were Amcorp Properties Bhd, BSG Property, CB Land Sdn Bhd, Cicet Asia Development Sdn Bhd, Eco World Development Group Bhd, Mah Sing Group Bhd, Maju KL, Premier Plus Property Sdn Bhd, Putrajaya Holdings Sdn Bhd, SP Setia Bhd and UEM Sunrise Bhd.

One of the offerings exhibited by Putrajaya Holdings Sdn Bhd was Augusta, a freehold development comprising 31 units of semi-Ds that boast a lap pool and private lift each. The homes have different built-up sizes ranging between 4,291 and 4,794 sq ft.

Another Putrajaya Holdings product is Flora Rosa which is scheduled for completion in 2020. The development comprises four towers with a total of 676 units.

The same developer also offers Duta Villa, a freehold residential project with a land area of 2,243 to 2,861 sq ft and scheduled for completion in 2018.

Homebuyers at the fair were given a chance to win a serviced suite at Petaling Jaya worth over half a million by registering at wah.starproperty.my.

In total, 51 companies were present from both property developers and potential employers during the two-day event.

PETALING JAYA: StarProperty.my recently hosted its last and most significant property fair of the year at the Kuala Lumpur Convention Centre in conjunction with myStarJob.com.

There were 41 booths at the fair with property side comprising some of the most significant names in property that offered their latest and greatest properties for visitors.

As part of the collaboration between both sides, the event gathered some of largest developers in the country for aspiring homebuyers and also reputable employers for young graduates who are eager to kickstart their careers.

Among the developers were Amcorp Properties Bhd, BSG Property, CB Land Sdn Bhd, Cicet Asia Development Sdn Bhd, Eco World Development Group Bhd, Mah Sing Group Bhd, Maju KL, Premier Plus Property Sdn Bhd, Putrajaya Holdings Sdn Bhd, S P Setia Bhd and UEM Sunrise Bhd.

Contest period extended until June 2018

Great news! The StarProperty.my Win A Home (WAH) contest by StarProperty.my has been extended to the June 30 next year. Malaysians aspire to win a free home still stand a chance to do so.

The contest is open to all Malaysian nationals aged 18 years old and above and are not bankrupt at the point of submission and winning.

The grand prize of the WAH contest is a 613-sq-ft serviced suite located in Section 13, Petaling Jaya worth over half a million ringgit. The programme was first launched back in May this year.

Investing in property – a must for young adults?

The sooner is the better for property investment, which is why Gen Ys should begin investing early.

Millennials are encouraged to learn about property investment and better understand the industry prior to investing.

If you are aged between 18 and 34, then you are categorised as millennials, also known as Gen Y. At this age, it is a good time to consider investing in property.

Investing in property is certainly not easy, and most youngsters hesitate to invest due to several uncertainties. Long-term investing is challenging and needs a huge amount of patience and knowledge, but young adults have time as an added advantage.

The key benefit of property investment is increasing financial leverage. The value of most properties increase yearly, which makes it advantageous to invest from a younger age. A person who invested in their 20s is likely to be able to maximise capital appreciation as they allow the price to appreciate for a longer duration (provided their objective is to get long-term gains), compared to the investment made by a person nearing retirement.

Moreover, an investor’s age plays a role in determining the risk a person can withstand. The younger the person is, the more risk they might be willing to take on, compared to someone who is nearing retirement as they are at a different stage in life and might look at risk-free or lower-risk investments (unless they are a seasoned property investor).

Investing in property also means adding assets. When paid in full and managed well, the investment will remain an asset, while providing passive income monthly and capital appreciation. Kept for a longer time, this asset can also be passed on from one generation to the next.

Investing at a young age is obviously not an easy decision to make, but it is not impossible as well. With the right mindset and plan, it’s the best age to begin.

For a successful investment, young millennials should:

  • Be in the know: Being tech-savvy is another advantage for Gen Ys, as there are apps, online courses, financial and educational property websites, blogs and social media, which offer valuable guidance. What matters most is getting your research done and get the right knowledge base before venturing into property investment. You should read up on books by financial and investment gurus, and attend talks and forums to get invaluable insights from property experts and investors. Learn from their mistakes and avoid the pitfalls of property investment.
  • Consider a shared investment: Shared investment with a person who has the same passion or perhaps with parents or siblings is a bold move. Youngsters mostly fear the huge amount needed for their first property, which is 10% of the property value. Having a shared investment will ease the burden and make investing more appealing, while managing the risk to a certain extent.
  • Buy to generate income: There are some young adults who are considering buying property for their own use, but the best investment is to rent out the property. The investor would get capital appreciation and monthly rental at the same time and it’s not necessary to fork out money each month. So it’s better to let tenants pay for your investment.
  • Keep risks under control: Millennials should consider investing at a younger age, since that’s the best time to acquire a property and make the most out of their money and youth. As much as it is important to invest, it is also equally vital to keep the risks under control.  But it also depends on risk appetite, interest and financial management. For initial investments, choose an affordable property and always have a Plan B in case of emergencies. Have the “trading up” mentality, where you start with lower-priced properties and move up as you continue to invest.
  • Choose the right property: To have a successful investment, it is important to choose the right property which will grow in value and attract potential tenants. You could start with smaller-sized units such as studio units and SOHOs priced below RM500,000. Of course, the location plays a major role. So it is best to evaluate the surrounding areas, the growth indicators and upcoming infrastructure, existing and future amenities, the developer (if purchasing new properties), and so on.

Solid wood is one of the earliest materials for making furniture. Archaeological research tells that in 5B.C. the Ancient Greeks began to carve and build stools, beds and tables from solid wood such as maple and oak.

This classic material has undergone cycles of aesthetic revolution, yet it remains popular in the modern household.

Undeniably, the emergence of new, cheaper and easy-to-obtain substitutes such as moulded plywood, plastic and fibreglass has changed the furniture industry but solid wood is here to stay.

The beauty of solid wood furniture lies in its strength, durability and natural textures. A high-quality piece can last for decades or even centuries with proper use.

However, some furniture may look great in the showroom but their flaws will only be revealed once you bring them home for use.

The following tips will help you spot a real solid wood piece.

 1. Price tells the quality
The plantation solid wood usually takes 15 to 25 years to grow before it can be harvested. Besides the investment in wood-drying equipment, the idea and design generation process and craftsmanship define the value of the solid wood furniture.
It normally takes more than two decades to go from tree to furniture.
Items that sell for far below the market price is more likely to be a fake because they are too cheap to be true.

2. Consider the weight
Solid wood furniture is carved from a single piece of timber. Genuine solid wood is sturdy and heavy since its wood structure is without any hollow spaces.
Engineered wood is a composite material manufactured by binding together wood strands, fibres and veneers. It is lighter and low in density.
So, don’t be tricked by the “lightweight solid wood”.

3. The organic texture
A tree is a living thing and as complex as a human. So every tree is different. A large wood panel with repeating grain pattern may be veneer.
The grains on a solid wood surface is the growth ring of the tree. It should be inconsistent in appearance. Feel the grain by hand; it should be smooth if genuine.
Besides, the grain on the top and back side of the furniture should match each other.

4. Less make-up or cover-up
Stay true to the material. A real solid wood piece doesn’t need layers of paint and coating to conceal flaws. Also, there is no edge banding on solid wood, since this is a method mainly used to cover the exposed or unfinished sides of engineered wood products.

Previously, solid wood furniture was perceived to be something bulky, heavily ornamented, and linked to antique styling. One may find it difficult to blend with a modern home.
Currently, the new wave of solid wood furniture has moved away from the decorative style of the past and shifted its focus towards structural simplicity to adapt to the modern aesthetics.
The easiest way is to choose a solid wood piece that emphasises sleek and clean lines. A simple structural piece will be able to blend naturally into any contemporary home, be it minimalist, urban warmth or industrial chic.

Rehda Selangor to kick off Mapex 2018 with 2760 units

PETALING JAYA: Real Estate Housing Developers’ Association (Rehda) Selangor is organising the Malaysia Property Expo (Mapex) for the fifth consecutive year.

Details of Mapex:
Date: March 16-18 (Friday to Sunday)

Venue: Setia City Mall

Mapex aims to provide a platform that acts as a property-related one-stop centre for both the buyers and developers. Property developers have the opportunity to showcase their products and services while buyers have the opportunity to know the latest offerings in the property industry.

The event also serves as an opportunity for participants to build client database. According to Rehda officials, around 5000 to 6000 participants and RM50mil in sales are expected for Mapex this year.

A total of 2760 units starting from the price of RM262,000 will be exhibited at Mapex 2018.

The main aim was to recognise developers that had shown consistent financial strength and delivered quality products to their customers as homes or investment assets.

In addition to last year’s 17 categories, this year’s StarProperty.my Awards 2018 presented four new categories, and three new sub-categories. The expansion was needed because over the years, Malaysian property developers have turned into reality some of the most innovative concepts of property developments in the region.

While the bread-and-butter projects like double-storey units continue to garner demand, there has been a proliferation of properties that inspires and aspires due in part to developers’ focus on landscaping and greening. Many of them continue to be essentially two-, sometimes three-storey structures. Eco World Development Bhd’s Eco series in different parts of the country and Gamuda Land’s Gamuda Gardens are just two examples.

As for lifestyle high-rise projects, there is a long list to choose from and this can be seen in the coffee table book 2018/2019 Malaysia’s Most Exceptional Developments, a tangible and lasting impression of Malaysian properties.

In current times, location and price continue to be dominating factors. Some developers and real estate personnel say now is the time to buy because there are some good deals out there.

Developers continue to give freebies, be it in monetary value or its equivalent for residential segment.

In the industrial and vacant land segment, Iskandar Malaysia in Johor continue to see interest, according to two personnel from property consultancy Savills and the Sunway group due to the ringgit’s favourable exchange between Singapore and the US currency.

This has spurred interest the last three months, both concurred at the awards gala event.

“Property purchase is such that buyers generally look around, do a bit of research, check out some locations and projects before committing themselves.

“Some have been looking around the last two to three years and are expected to decide this year, while some have committed,” said one of them.

The rationale is “buy on weakness”, said a real estate professional who was on the panel of judges for the StarProperty.my Awards 2018.

REHDA collaborates with KPKT to organise Affordable Housing Carnival (KPMM)

KPMM-REHDATHE Real Estate and Housing Developers Association Malaysia (REHDA) together with the Ministry of Urban Wellbeing, Housing and Local Government (KPKT) are for the first time collaborating to organize the Affordable Housing Carnival (KPMM) – Malaysia Property Expo (MAPEX) which will be held from 11 to 13 August at the Shah Alam Convention Center (SACC), Selangor.

The carnival, which focuses mainly on affordable housing priced below RM500,000 is an initiative by the Government and REHDA in the pursuit of realizing Government’s objective in promoting home ownership among the Rakyat besides facilitating the public with opportunities to have easy access to available affordable houses in the market.

“REHDA is pleased to be working with the Ministry in organizing the KPMM-MAPEX as part of our efforts to encourage home ownership. The previous MAPEXes organized by REHDA were mostly showcasing houses by private developers only, but through this strategic partnership, there are more state governments taking part to offer more affordable homes, especially those under government’s control, “said Datuk Ng Seing Liong, Chairman of MAPEX 2017 Organizing Committee 2017.

Aside from offering affordable houses in Klang Valley, KPMM-MAPEX 2017 would also promote similar units located in other states such as Melaka, Kedah, Perak, Pahang, Penang and Kelantan. A wide variety of property options from the open market with attractive promotions such as
Bumiputera discounts, purchase rebates by participating developers and so on also await visitors at KPMM-MAPEX.

“REHDA is confident that with strong support from the Government and its agencies, private developers as well as the public, KPMM-MAPEX will be able to achieve its objective in providing the right platform for buyers searching for their dream homes. Over 5,000 properties of various types with a total value of RM5 billion will be offered at KPMM-MAPEX. To facilitate buyers with housing loan information’s, the carnival will also be participated by financial institutions namely Maybank Berhad and Bank Simpanan Nasional. Among the 40 developers and government agencies that will be participating at KPMM-MAPEX are Glomac Berhad, IJM Land Berhad, Perbadanan Kemajuan Negeri Selangor (PKNS), Kota Kelang Development Sdn Bhd, Setia Ecohill Sdn Hill, UEM Sunrise Berhad, Mitraland Group, Matrix Concepts Holdings Berhad and various government agencies under the National Housing Department such as the Lembaga Perumahan dan Hartanah Selangor (LPHS) offering Rumah Selangorku and Federal Territories Ministry (KWP) promoting RUMAWIP.

This 3-day carnival that offers a sum of RM50,000 cash rebate to selected homeowners* will be officiated by Yang Berhormat Tan Sri Noh bin Haji Omar, Minister of Urban Wellbeing, Housing and Local Government on Friday, 11 August 2017 at 3.00 pm. You can always mix and match fruits to find the best combination for you, but there are tips to creating the ideal drink to get optimal nutritional value and taste.

“There are no rules to juicing. If you are making juice at home, we don’t expect everyone to know the benefits of each fruit and vegetable. Just consume a wide variety in eight standard servings every day.

“If you can mix something green, yellow, red and orange, you are bound to get your daily requirements of vitamins and minerals,” said Juice Works Sdn Bhd founder and managing director Ling Mooi Li, who is also a certified nutritionist.

There will be an exciting “juicycle” activity in which the public can “cycle for their juice” by powering a blender.

Ling said juicing is very similar to cooking. Just like a good cook is able to balance the flavour of the dish, keep in mind the flavours that you are adding to the juice.

“Choosing a sweet fruit will mask some of the sour or bitter taste in certain vegetables or fruits. So, choosing a good balance of flavours will make a better tasting juice,” said Ling.

She said the different flavours and colours are a great way to determine what is inside vegetables and fruits.

The sour fruits will generally contain a larger concentration of vitamin C, whereas saltier vegetables will contain more minerals. Meanwhile, vitamin A is usually found in yellow, red and orange fruits and vegetables.

Ling said among the many fruits and vegetables to consider when juicing is watermelon, which besides having a hydrating effect, is also a good source of vitamins A, B6 and C. Watermelons are also rich in lycopene that helps in cancer prevention and heart health.
