AirAsia extends premium traveller privileges to the Malaysian Institute of Estate Agents (MIEA) with MoU signing

With most travellers who board the occasional AirAsia flight, or any other low-cost carrier, there are costs expected for additional frills such as in-flight meals or access to the airport lounge – or surcharges in the event of changed plans. Corporate travellers, however, demand greater flexibility and a wider range of benefits with their travel plans.

AirAsia’s MyCorporate program provides business travellers with the ability to maximise the value of their flight tickets – while enjoying greater flexibility in their travel plans and providing their organisations with additional savings. With the recent Memorandum of Understanding (MoU) signed between AirAsia and the Malaysian Institute of Estate Agents (MIEA), over 5,000 real estate negotiators across Malaysia gain access to the kind of privileges that used to be exclusively enjoyed by premium travellers – perks such as flight-change flexibility, essential add-ons for extra comfort, more savings with bundled fares, AirAsia BIG points rewards, and dedicated corporate client support.

MIEA President, Eric Lim said “This collaboration with AirAsia is a great milestone for MIEA. LoveRun Global raises RM100,000 for the underprivileged

Global real estate firm, IQI, presented RM100,000 raised during the LoveRun 2018 charity run in Putrajaya to four charities.

LoveRun Global donated RM100,000 in a ceremony held at IQI’s Hall Of Greatness @ Medan 28. The funds were raised during the charity running event, LoveRun Malaysia 2018 – held on 20th October 2018 in Putrajaya – and were presented to the four beneficiaries associated with the event.

Organised by global real estate firm IQI, LoveRun Malaysia 2018 was a charity running event which aimed to raise public awareness about underprivileged children, encourage people to come together to spread love and kindness, and to raise funds for the charity/non-profit organisations that do everything that they can to improve living conditions for the underprivileged, the destitute and those in need of help. This year, Love Run provided support to four charities: the Dignity for Children Foundation (Dignity), the Rumah Aman Children’s Home, the Selangor and Federal Territory Association for the Mentally Handicapped (SAMH), and the Refugee Welfare Fund (supported by UNHCR).

LoveRun Ambassador Jeevan Sahadevan and IQI CTO Nabeel Mungaye presented the cheques to the representatives of the beneficiaries. Each beneficiary received RM25,000 to further their objectives and better help the underprivileged in their pursuit of spreading love, joy, and kindness for those in need of it.

Traditional symbolism and modern retail flair take centre stage at a unique ‘pop-up’ festive celebration.

The Lunar New Year traditionally marks a time of unity; bringing a reunion of family members, the strengthening of bonds between individuals and the sharing of common joy for the occasion. It is also a time of renewal and revival, as the New Year represents a new cycle of the seasons and an opportunity to make a fresh start.

This was the festive spirit that Bӧn Estates tapped into when it hosted a colourfully vibrant Pop-up Party at the Bӧn Estates Gallery in Bangsar this weekend, setting the pace for the Chinese New Year season with an event that featured traditional entertainment, appetising delights, and an exciting shopping experience in the atmosphere of a lively bazaar.

Hosting such an event for the third consecutive year since its inception, the cultural festivities at the Bӧn Estates gallery have been known for their eclectic blend of traditional feel and modern flair. This year, the company chose to pay special tribute to the “Power of the Circle”, representing the cycle of seasons and the rebirth of a fresh new year.

This was brought to life with a theme of the powerful symbolism from traditional Chinese culture and inspired by the influence of nature in our lives.

For example, the image of a circle not only represents the cycle of seasons, but also a new moon and the renewal of life. The symbol of a pine tree represents integrity and longevity, the Peony flower is a symbol of prosperity, while the plum tree represents good fortune.

From the animal kingdom, the fish is a strong symbol of wealth, while the crane has long been known as the symbol of happiness, eternal youth, and longevity.

These images, combined with auspicious colours of the season and Bӧn Estates’ trademark blue, not only provided the backdrop for the event, but they were also depicted in the company’s uniquely designed “collector’s edition” Ang Pow packets, which were given to customers, special guests, and stakeholders who attended the festivities.

In welcoming guests to the gallery, and thanking them for their support over the years, Bӧn Estates Managing Director Goh Soo Sing said that the Lunar New Year brings people together in the spirit of celebration, tradition, culture, and mutual hope for a brighter future.

Making the Pop-up retail experience special was the participation of 17 vendors. Among them were well-known and emerging fashion and wellness brands such as Novexpert, Nanojual, Frankitas, KanoeWear, Eleven Theory, GA Girl’s Accessories, and many more.

In addition to delectable delights offered by MJ Homemade, 991 Rainbow Homemade, Snack Fun, and Big Four Happiness, delicious food for the event was prepared by Good Monster – who won over hearts and stomachs with their unique hot poke bowl dishes infused with local flavours.

Sunway Property kicks off the lunar new year with the launch of the Super 5* easy home ownership scheme in a media briefing held at the Sunway Velocity Two sales gallery.

Members of the media converged at the Sunway Velocity Two sales gallery on Jalan Peel to review Sunway Property’s activities over the last year, to preview Sunway’s ongoing projects in Malaysia and across the region – and to celebrate the launch of the Super 5* easy home ownership scheme.

“To help homeowners own their dream home, the Super 5* easy home ownership scheme allows purchasers to pay RM5,000 to own a unit and a flexible instalment plan for the differential sum. Sunway’s group of companies will offer a 95% guaranteed financing for eligible buyers with special interest rate during this campaign period. In addition to the government’s waiver of memorandum of transfer (MOT) for first time home buyers, Sunway will absorb the stamp duty for the transfer of ownership for properties above RM1 million. The Super 5* provides a free financial health check that will help aspiring homeowners on their financial credibility. It is a quick and easy way to assess purchaser’s financing standing in order to own their dream home during this campaign period,” she said.

She also announced at a media briefing that Sunway Property will target sales amounting to RM1.3 billion for the financial year of FY2019 and launch projects worth a total of RM2 billion this year.

“We are confident that the launches will continue to do well as more than 70% of the new launches are either in integrated developments and townships where we co-invest in perpetual growth that delivers lifelong value for our community. In our integrated townships and developments, we currently have RM3 billion investments under construction so we can grow in tandem with our communities,” she added.

Sunway Property currently has an unbilled sales of RM2.1 billion providing future earnings visibility. Sunway Property will also continue to pursue landbanking activities suitable for transit-oriented and mixed-use developments in Malaysia, Singapore, Australia, and the UK.

Its current landbank in diversified locations stands at 3,289 acres with a total gross development value (GDV) of RM56.8 billion with 54% of the landbank in Johor, 25% in Klang Valley, 6% in Penang, 1% in Singapore, and 14% in other locations.

Central Region: Launches of RM630 million, investments of RM1.6 billion under construction.

In the Klang Valley, Sunway Property will launch the second block of the first phase of Sunway Velocity Two which is a high-rise residential development with a GDV of RM300 million; a high-rise residential development in Wangsa Maju, Sunway Avila with a GDV of RM230 million, and townhouses in Sunway GEOLake Residences in Sunway South Quay with a GDV of RM100 million.

Property investments currently under construction in the Klang Valley are the 240-bed Sunway Medical Centre in Sunway Velocity; Sunway Monash University Residences, an expansion of Sunway Medical Centre, and an expansion of the Sunway International School in Sunway City KL worth RM1.6 billion.

Southern Region: Launches of RM260 million in GDV, investments of RM445 million under construction.

In the southern region, the developer will launch townhouses and phase three of the Sunway Citrine Lakehomes in Sunway Iskandar, worth RM100 million in GDV, and landed residential units in Sunway Lenang Heights with a GDV of RM160 million.

Property investments currently under construction are the expansion of Sunway International School, Big Box Retail, Big Box Office, and Big Box Hotel worth RM445 million in total.

The 24-acre Sunway Big Box Village will be the first large format retail village in Malaysia and Singapore. Unlike other retail centres, the Sunway Big Box Village will be designed in an open concept, the all-new retail experience. It will encompass 500,000 square feet (GFA) in retail space and will be completed by the fourth quarter of 2019.

Adjacent to Big Box Village is Sunway XPark, a unique 32-acre leisure component which will be opened in April this year. The XPark provides extreme sports such as kayaking, Go-kart, paintball, wall climbing, ATV, and glamping among others.

Sunway Citrine Hub is also fast becoming the heartbeat of Sunway Iskandar. To date, the 71,000 square foot (NLA) Sunway Citrine Hub is 100% tenanted with tenants such as the first Jaya Grocer in Johor; Starbucks, Mr DIY, 7-Eleven, Awesome Brew, Heaven’s Door Bistro, Morganfield’s, Sushi House, the first Sunway Pharmacy in Johor, and many more.

Northern Region: Launches of RM130 million, investments of RM900 million under construction.

In Ipoh (Perak) Sunway will launch the first of its kind hotsprings serviced suites, Sunway Onsen Suites, which has a GDV of RM130 million.

Conceptualised as the first serviced suites in Asia integrating natural hot springs within the development, the serviced suites development is located within a RM1 billion GDV integrated development spanning 31 acres, which includes the proposed Lost World Mall, Medical Centre, assisted living residences with hot springs facilities and education facilities.

In Penang, currently under construction in the northern region are the 180-bed Seberang Jaya Medical Centre and the Sunway Carnival expansion totaling RM900 million in investments.

Singapore: Widening Footprint

In Singapore, Sunway Property has widened its footprint with the purchase of two parcels of prime land in Clementi (Sunway equity = 30%) and Canberra Link (Sunway stake = 35%) totalling 13.02 acres for developments totaling an estimated RM4.6 billion (SGD 1.5 billion) through its joint venture vehicle with Hoi Hup Realty.

This year, Sunway Property will launch the residential Brookvale Park, Clementi in Singapore with an estimated GDV of RM1 billion.

Sunway Property has also acquired a new plot of 6.16 acres land in Tampines through the same joint venture vehicle for development into an executive condominium housing development (EC development) with a planned GDV of RM2.4 billion (SGD 800 million).

Temokin Launches Placemaking Programme “Kita Bersama” at the Mahligai, Nusa Damai

Programme aims to foster neighbourliness through inclusive community engagements with stakeholders

Temokin Development Sdn Bhd, a member of Temokin Holdings Sdn Bhd, recently launched a placemaking programme called Kita Bersama at its maiden residential development, the Mahligai at Nusa Damai, Johor. The placemaking programme, part of the developer’s philosophy of connecting communities, seeks to promote closer engagements between the developer, local community and stakeholders to foster neighbourliness.

The launch was officiated by Tuan Haji Halim Bin Mohamad Dawan, Ahli Majlis Nusa Damai Mawar and Temokin Development Sdn Bhd’s Chief Executive Officer, Tan Chien Chyi, and will see a number of activities happening every quarter until the completion of the project in 2022.

Speaking at the launch, Tan said that Temokin Development wanted to enhance the level of community involvement within and around its maiden development, the Mahligai.

“This is our first project in Johor and being situated within a mature township, we felt it was important to provide an opportunity for our residents to bond with their future neighbours. To do this, we are instituting a placemaking programme that allows residents to have some elements of self-determination be it in terms of choosing which pocket park design they would like as well as the types of future activities they would like to run or participate in.

“We use a combination of surveys and other platforms and we share that feedback with MPPG as well as other stakeholders to co-develop the activities”, he said.

The launch of the Kita Bersama programme saw residents vote for the design of two pocket park spaces, a first by a private developer in Johor. Each pocket park comes with two unique designs, drawn up by landscape architects Tropic Design which drew inspiration from two thematic concepts – health and meeting spaces.

The Kita Bersama placemaking programme was held in conjunction with MPPG’s “Safer Cities” programme which is aimed at upgrading public spaces under its jurisdiction.

Families, especially those with children, were also invited to contribute towards a communal art project, expressing their creative side by painting a section of a public park space within the Mahligai project.

The Mahligai is Temokin Development’s first project in the mature township of Pasir Gudang and offers 164 units of two and three-storey terraced homes. Phase 1 launched in September 2018 with 80% of its 53 units sold. The next phase, which is expected to be officially launched in Q1 2019, will see 87 units of two-storey terrace homes for sale and is now open for registration. The final phase comprises of 23 units of exclusive three-storey terrace homes and will launch some time in end 2019. The total Gross Development Value (GDV) for the project is approximately RM 100 million.

The exhibition saw 11 local universities presenting their ideas and urban solutions for Malaysian cities 100 years from now. Launched with Urbanice Malaysia, a Centre of Excellence under Ministry of Urban Wellbeing, Housing and Local Government (KPKT), the Malaysia 100YC programme, inspired and adapted from the Malaysia Biennial 100YC programme, is a collaboration between Urbanice Malaysia, Think City, and Nextdor Property Communications Sdn Bhd.

Besides encouraging students to reimagine Malaysian future cities, Malaysia 100YC programme also aims to promote knowledge sharing. Throughout the programme, students had the opportunity to engage and interact with local and international key industry leaders, designers, and urbanists through a series of workshops and special studio sessions, to help them understand and address urbanisation challenges.

LAr. Dr Roziya Ibrahim, associate professor at the Universiti Putra Malaysia’s Department of Design and Architecture, also believes that Malaysia 100YC benefits the students because they get exposure to urban design and development and they get the opportunity to meet key industry players.

Participants from the University of Reading in Malaysia find the program helpful for students as it enhances their knowledge and gives them exposure in working with industry professionals.

Six topics have been identified under the Malaysia 100YC programme as key focus areas covering innovative technologies, green open spaces, urban mobility, affordable living, community governance, and smart infrastructure.

Participating universities include Universiti Malaya (UM), Universiti Teknologi MARA (UiTM), Universiti Sains Malaysia (USM), Universiti Teknologi Malaysia (UTM), International Islamic University Malaysia (IIUM), Universiti Kebangsaan Malaysia (UKM), University Putra Malaysia (UPM), Universiti Tun Hussein Onn Malaysia (UTHM), Taylor’s University, Harriot Watt University, and the University of Reading (Malaysia).

PETALING JAYA: To encourage potential buyers to purchase a home, the Selangor branch of The Real Estate and Housing Developers’ Association Malaysia (REHDA) is set to organise the Malaysia Property Expo (MAPEX) 2019 under the Klang/Shah Alam Zone.

REHDA Selangor Chairman and Rehda Malaysia vice president, Zulkifly Garib said the exhibition, happening from March 8 to 10 at Setia City Mall is held in conjunction with the recently initiated Home Ownership Campaign by the federal government.

“HOC is part of an initiative by the government to encourage homeownership amongst the rakyat and the campaign will be running between January to June 2019.

“House-buyers who purchase property registered under HOC can enjoy stamp duty exemptions up to RM1mil and also stamp duty exemptions for loan agreement up to RM2.5mil,” he said.

He added that residential properties (completed and under construction) defined as houses, condominium units, apartments and flats including service apartments built as a dwelling house, governed under the Housing Development (Control and Licensing) Act 1966 (HDA) with valid developers’ license (DL) and Advertisement and Sale permit (AP) or Certificate of Completion and Compliance (CCC) would be eligible for exemption.

“A minimum 10% discount is also applicable on properties under the HOC campaign that are not subjected to government price control,” he continued.

The developers during the exhibition include Mah Sing, EcoWorld, Perbadanan Kemajuan Negeri Selangor (PKNS), Mitraland Group, Low Yat Group (BTP), Golden Land Bhd, Kota Kelang Development Sdn Bhd, WCT Bhd, Myra, Sunsuria Bhd, Titijaya Land Bhd, Sin Hee Yang Property Group and Worldwide Property.

Hong Leong Investment Bank would also participating in the three-day expo.

There will be different types of properties offered including SoHo suites, serviced apartments, condominiums, terrace houses and bungalow houses located around the Setia Alam, Kota Kemuning, Bandar Bukit Tinggi, Puncak Alam and Rawang.

Besides the HOC initiatives, participating developers would also offer rebates, attractive gifts, among others to allow potential home buyers to purchase their dream home.

Award-winning developers will showcase their outstanding housing projects in the StarProperty.my Awards Showcase Fair 2019 at The Curve here starting March 14.

Coming to its fourth year, the StarProperty.my Awards was initiated to recognise and commend the top developers in Malaysia for their significant contributions in creating a progressive nation by delivering quality property products.

The four-day property exhibition, ending on March 17, is an extension of the awards ceremony which highlighted the winning developers including MRCB, Matrix Concepts Holdings Bhd, SkyWorld Develop­ment Sdn Bhd, S P Setia, Naim Group of Companies, Gamuda Land, Mah Sing Group Bhd and Tropicana Corp Bhd.

Faizul Ridzuan: Wealth generation through property investment

Using a blend of expert advice, common-sense wisdom, inspirational quotes, and personal anecdotes, Faizul Ridzuan rendered a two-hour seminar that spurred those who attended to take control of their financial futures.

To answer the question of why someone should buy a home instead of renting – even with less than RM400K – one of Malaysia’s Most Influential Young Entrepreneurs in 2017, Faizul Ridzuan, details his experiences as a property investor who went from being a salaried employee to a landlord in a short span of just a few years.

Property enthusiasts and aspiring homeowners gathered to hear the CEO of Far Capital Sdn. Bhd., Faizul Ridzuan, share some of his trade secrets at an exclusive event held at the artful Antara Residence sales gallery in Putrajaya’s Precinct 5.

To an investor as savvy as Faizul Ridzuan, negative market sentiment does not put a damper on the appetite for property investment, and neither does a property with negative cash flow – to Faizul Ridzuan, even properties that entail a negative cash-flow can be considered viable investments, “Personally, I don’t mind buying a negative cash-flow property – if it will become positive cash-flow within five years.”

To those who say paying rental instead of making monthly payments towards a home loan may free up more capital for investment into financial instruments or assets other than real estate, Faizul Ridzuan had this to say, “I think it depends on the property that you are buying.”

“So for example, if you buy in a high-rise – let’s say in Putrajaya – the attributed rental could be RM1,600 all the way up to RM3,000. To buy, it could cost you half a million ringgit, and your mortgage payments could be RM2,500. I would say that if your rental is more than 50 percent of that, I would buy.”

“If, for example, I’m going to pay RM2,500 in instalments and I can rent below RM1,300, I would rent – but if the rental is above RM1,300, I would buy.”

Faizul Ridzuan is discerning about the kind of properties he chooses to invest in – if it isn’t “Grade-A”, in his view, it probably isn’t worth looking into. In response to the question of what factors determine if a property can be considered “Grade-A” and would represent a viable investment, Faizul Ridzuan is of the opinion that there are far too many to count, “You can’t finish writing it even if you had 200 pages to work with.”

But he relented and revealed a few golden rules, “A ‘Grade-A’ property is one that will yield a minimum 20 percent upside – buying at a steep discount, to a large degree, you’re almost guaranteed a margin of 20 percent.”

“Let’s say Putrajaya today, the average price of a high-rise unit is about RM500 per square foot, if I get to buy one at RM300 per square foot, I don’t care whether the MRT comes in or not. That guaranteed upside of 20 percent makes it a ‘Grade-A’ property.”

As to how people can determine what is reasonably priced and what is considered below market value, Faizul Ridzuan had some more advice to share, “People think they know what the market value is, but they don’t. No one can tell you what the market value really is – even me, and I’ve got the advantage of 14 years of experience in the property market here in Malaysia – and externally, in places such as Singapore.”

“The most uncommon rule – but one that I strictly follow – is the average age of purchaser. The upside is greater compared to a development which is mostly made up of older buyers.”

“That’s why Bangsar South outperforms older areas of Bangsar – if you look at the demographics of buyers in Bangsar South, you’ll find most of them are younger buyers.”

The logic is uncanny in its simplicity: the incomes of younger buyers are expected to rise as they progress in their careers – which eventually leads to a spill-over effect on surrounding businesses and raises the values of properties in the area.

Is rental income even taxable? According to Section 113 of the Income Tax Act (1967), yes it is – and always has been since this Act was legislated – but something is very different about this year’s income tax month.

In line with the federal government’s initiative to provide Malaysians with affordable housing – and since the Inland Revenue Board’s (IRB) public ruling issued on December 19th, 2018 titled “Income from Letting of Real Property” (No.12/2018), rental income amounting to less than RM2,000 per residential property will be subjected to a special time-limited exemption of 50% for up to three consecutive years.

Foreign investor guide on purchasing a Bangkok property

Bangkok is one of the top property investment heavens in the region for buyers who prefer a vibrant city that is burgeoning with tourism.

Located in the heart of Southeast Asia, Bangkok is the capital of Thailand and most populous city in the country. Besides being a perennial tourist destination in Asean, the city is also ranked as the most livable location for Asian expatriates in Thailand according to a survey report released by ECA International in early 2019.

However, for most foreign buyers, buying a property in a foreign country like Bangkok could be daunting, as it might be restricted by the foreign ownership regulations, investment requirements, taxes and more.

In collaboration with Capital One Real Estate, the upcoming StarProperty.my Forum 2019 will feature Bangkok’s property market, with property agents and speakers sharing their insights and also conducting one-to-one consultations for those interested in purchasing a property there.

The key highlight of the forum is the free seminar titled “Where is Thai property heading after the General Election in 2019” by Capital One Real Estate sales director Nutcha Jiota.

According to Nutcha, the price for Bangkok high-rise residential increased steadily by 5-7% per annum over the last three years.

“The price of Bangkok property will continue to rise but only in the commercial business district (CBD) area. The average price of a new project in the Sukhumvit area is ranging from 170,000 baht to 240,000 baht per sqm or RM2,000-3,000 psf,” she explained.

The forum will also exhibit The Nest 71 Sukhumvit, a freehold condo project located at Sukhumvit 71. Located not far from the BTS Phra Khanong, the project is a transit-oriented development (TOD) with 515 units in total. The price ranges from RM461,000 to RM867,000 with the price of RM1,479 psf.
