“曼谷房价预计将持续增长,但仅限在中央商务区(CBD)。目前Sukhumvit区域的新房产平均房价为每平方米170,000-240,000泰铢。”

除此之外,活动现场也将展出The Nest 71 Sukhumvit永久公寓。这项TOD项目共有551单位,房价从RM461,000 至RM867,000,平均每平方尺RM1,479。

Embracing the values of Love, Respect and Unity, the creative murals has brightened up the walls across Jalan Raja Chulan, making it livelier and friendlier to all Malaysians.

From the deep blue hues in nasi kerabu to the ochre robes of the Hindu and Buddhist monks, Malaysia – the melting pot of cultures – has made colour such a significant representation of our unique identity.

To define this identity, Dulux – the leading decorative paint brand of AkzoNobel – and Yayasan Persahabatan Malaysia (PERMAI) recently teamed up to brighten up a stretch of wall along Jalan Raja Chulan with creative murals that celebrate love, respect and unity.

Embracing the values of Love, Respect and Unity, the creative murals has brightened up the walls across Jalan Raja Chulan, making it livelier and friendlier to all Malaysians.

Kuala Lumpur City Hall (DBKL), said: “Initiatives such as this give local artists a good opportunity to not only showcase their talent, but also to give back to the community. These colourful murals have captured the essence of a united Malaysia and made these streets livelier and friendlier.”

“While this is a government-sanctioned project, the artists have been given the liberty to paint these walls and express their creativity. We hope this will encourage more street artists to participate in official creative projects such as this.”

Each of the murals painted was selected by the public via a Facebook contest held on PERMAI’s Facebook page between 4th to 14th March 2019. After a final round of judging by a panel that included Indra Laban, the General Manager of AkzoNobel Decorative Paints Malaysia, four murals were chosen for this project.

During the event, Indra Laban, said: “Today’s mural-painting echoes the many community projects AkzoNobel has undertaken. These projects fall under our ‘AkzoNobel Cares’ programme, of which our ‘Let’s Colour’ project is a part. Through the various community projects under ‘AkzoNobel Cares’, we aim to give back to the community by leveraging on our brand expertise and range of products. We are honoured to be able to impart our passion onto the community at Jalan Raja Chulan and hope to deliver shared value for everyone.”

The AkzoNobel ‘Let’s Colour’ project is a global initiative by the company, with an end goal of transforming local communities by using colours. To date, nearly 2,300 projects have been completed around the world using well over 1.3 million litres of paint. These projects have involved more than 12,000 volunteers and benefitted over 81 million people.

Petaling Jaya: Fractional ownership is a viable form of investment because it provides an easy entry for people who have insufficient deposit or funding to own a house.

Fractional ownership works by paying a fraction of the house instead of paying the entire amount of the house price. Some property investors might not be aware of the fact that some investments in fractional ownership have no Real Property Gain Tax (RPGT) on disposal.

The investors won’t be charged with Real Property Gain Tax (RPGT) if they only sell the rights to enjoy their properties through a contract instead of the property itself to the buyers,

When the name of the property owner remains unchanged in legal documents, hence  RPGT will not be implemented towards these property investors.

However, property investors need to carefully understand all the structures of this investment before selling their fractions to buyers to avoid potential lawsuits.

According to LePro System Bhd co-founder Elizabeth Siew, Malaysian property investors need fractional ownership as it does not require a bank loan.

“With fractional ownership, It helps investors to retain a good amount of liquidity by just selling half a lot or a fraction of it to friends or family instead of selling it as a whole when they need capital,” she said.

“Without bank intervention, the property owners are free to unlock the real value of their properties such as renovating and upgrading their homes for fractional ownership purposes,” said Siew.

In this era, property investors can have the world as their market since they can connect to almost everyone through social media or the internet.

“Property investors can set up a social media account or blog to link up people from all over the world to promote and sell their fractions of the properties to potential buyers,” added Siew.

By using Paypal or credit card, foreigners or outsiders can easily make all the payments towards these investors to join this form of investment.

Meanwhile, Syarikat Ong Bhd managing partner, Agnes Wong explained that many countries had signed the agreement to take part in Automatic Exchange of Information (A.E.O.I.) to combat with Base Erosion and Profit Shifting (BEPS).

“All of the financial information of either international Malaysian company account or individual account holder outside of this country will be passed to Inland Revenue Board of Malaysia to make sure no one is avoiding the tax,” she added.

Semenyih: Setia EcoHill 2 welcomes a new extension to its township, the Adventure Park, which had been officiated by Dzulkefly last Saturday.

According to the statement, an amount of RM3mil had been invested in the park, which stretches 17 acres wide, with its highest peak recorded at 120m above sea level. Around 95% of the trees at the original Bukit Tempurung area had also been conserved while building the park.

With much of the natural landscape left intact, Adventure Park provides a suitable environment for outdoor activities for the community. The Adventure Park also features three trails of varying difficulties, making it a good spot for cycling enthusiasts. Other activities include hiking, jogging, mountain biking, bird-watching and learning spots offering educational environmental information.

For the convenience and safety of the visitors, 60 parking bays are allocated and monitored by a 24-hour CCTV, in addition to dedicated police watch as well as security enforcement at the parking area.

SP Setia executive vice president Datuk Kow Choong Ming believed that the park will add value to their expanding township as homebuyers are gradually realising the importance of green spaces in their living area.

11th NREA returns to celebrate top performers

The Malaysian Institute of Estate Agents (MIEA) revealed its National Real Estate Awards (NREA) 2019 to celebrate real estate agents, negotiators, and practitioners who have excelled this past year.

Now in its eleventh iteration, the NREA is a prestigious annual awards programme held since its inception in 2009. The awards are regarded as Malaysia’s premier real estate awards for real estate agents, probationary agents, and negotiators.

The NREA 2019 was launched by MIEA Vice President and NREA Organizing Chairman, Mr Kelvin Yip.

The winners of the NREA truly represent the crème de la crème of the real estate fraternity and this is reflected in its new theme, ‘Be Recognized’ which acknowledges the efforts of the real estate industry to raise standards by upholding professionalism, integrity, and accountability.

This year, a total of 20 categories have been announced, with the NREA gala dinner to take place on July 27, 2019 at the One World Hotel – which will also witness the installation of the new President for year 2019-2021. The three new categories added including Most Tech-Savvy Real Estate Firm, which seeks to promote digitisation among real estate firms.

The NREA 2019 launch also saw prospective award bidders review the templates and guidelines for companies and or agents to submit their applications. Every year, hotly contested categories include the Real Estate Agent of the Year, Real Estate Firm of the Year, Most Innovative Marketing Idea, REN of the Year, and Million Dollar Producers (MDP).

Winners of the NREA will be accorded several forms of recognition such as a winner’s trophy, a framed certificate, and an exclusive award winners’ lapel pin. Winners will also be afforded media publicity and placed in an official listing of recipients in the MIEA official ‘Award Recipient’s Handbook’ as well as a permanent listing of winners on MIEA’s own website.

The awards are open to all real estate agents, firms, probationary estate agents/valuers, negotiators, and prospective applicants are encouraged to download the Awards Pack from the MIEA website.

Ramadhan 2019 has begun and Malaysians will be flocking to streets turned to bustling food markets to get some competitively priced and scrumptious food.

If you’re looking to get in on the action, here’s a breakdown of the biggest Ramadhan bazaars happening this year.


Kampung Baru

Given the cultural heritage of this village within the city, the Kampung Baru Ramadhan bazaar has always been among the largest in the country, but this year’s bazaar is even bigger. There are over 400 stalls this time around, among them, purportedly the city’s best nasi lemak – Nasi Lemak Antarabangsa.

The Kampung Baru Ramadhan Bazaar covers a wide area along Jalan Raja Alang, Jalan Raja Muda, and Jalan Raja Uda. This year’s bazaar in Kampung Baru is especially unique – given the added draw of celebrity appearances and e-wallet promotions entailing gifts and cashless rebates for shoppers.

Given this location’s popularity, getting there by car will present some issues and parking is generally difficult to come by during peak hours – but the bazaar can be reached with a short walk from the Kampung Baru LRT station, which is just one stop away from KLCC.

It is because of this celebration that many families choose to spruce up their homes with a fresh coat of paint.

Riding on the spirit of fostering bonds, Dulux – the leading decorative paint brand of AkzoNobel – and Dr Eric Leong, Malaysian renowned designer and also the Head of Interior Architecture & Design School of One Academy, have partnered to host a workshop and showcase how easy it is to embark on a project to give walls at home a new breath of life.

During the workshop, Lee Swee Chin, Head of Brand Marketing at AkzoNobel Decorative Paints Malaysia said: “Today’s art jam initiative is part of our efforts to share the positive effects that colours bring, particularly during a festive season. With the Hari Raya celebrations coming soon, we hope that the tips and tricks shared today will be put to good use to make this year’s celebration extra special.

“Having hosted and produced more than 10 well-received TV programmes that revolve around interior decoration and designing, Dr Eric Leong is one of the most recognised faces in the industry. We are thankful that he is part of this project and look forward to future partnerships with him,” she added.

Throughout the workshop, Dr Leong tutored attendees on how to create several easy-to-do designs, including batik, lines, gradients, and geometrical shapes. He also gave a demonstration on the use of Dulux Ambiance Special Effects paints to achieve the metallic brush effect.

More importantly, he shared several basic steps for a successful Do-It-Yourself paint project, in which he explained: “The first step is to select a feature wall, which is usually the wall that faces the entrance and is the first wall that visitors see upon entering the home.

“The next step would be to use a paint that adds texture to make that wall stand out even more. Dulux has the Ambiance Special Effects range, which mimics the look and feel of linen, velvet, marble and even metallic.

“Once you have selected your colours and paint, the actual painting process can then begin. Make sure that each layer of paint is completely dry before applying the next. SHAH ALAM: The #StandTogether Kindness Concert, an uplifting musical rally that called for a kinder Malaysia, was met with an overwhelming response.

Held on May 4, 2019, Malaysians of different backgrounds from across the nation came together to celebrate love and compassion.

According to the statement, Malaysia’s first-ever Kindness Concert held at the Setia City Convention 2 was organised by Star Media Group’s R.AGE team and property developer SP Setia. It was a culmination of the #StandTogether National Kindness Week movement.

It was an evening of musical excitement as top Malaysian acts such as rock band Kyoto Protocol, singer Man Bai, comedian Harith Iskander, singer Ismail Izzani, and indie band The Venopian Solitude and many more took to the stage to entertain the crowd.

Star Media Group group advisor Datuk Seri Wong Chun Wai said, “We were inspired to do this concert by that great Martin Luther King Jr. quote “hate cannot drive out hate, only love can.

“What Malaysia needs right now is the courage to love and be kind, and that’s what everyone at the concert stood for today.”

SP Setia Foundation chairman Tan Sri Datuk Seri Dr Wan Mohd Zahid Mohd Noordin also said that SP Setia is genuinely proud to be able to initiate the kindness revolution that has created an impact on thousands of students all over the country.

“We thank everyone who has joined us to make the #StandTogether campaign a resounding success as we believe kindness is an important value that is synonymous with Humanity,” he said.

The event also featured inspiring speeches and meet-and-greet sessions from the #StandTogether campaign’s Kindness Ambassadors, such as Lisa Surihani, Jinnyboy, Arwind Kumar, Luqman Podolski, Chef Wan, and Sharifah Amani, who all took time to interact with fans before and after the concert.

The National Kindness Week movement this year saw thousands of students organise Kindness Projects in schools across the country. Highlighted at the concert were the 10 best and most inspiring projects through videos produced by the R.AGE team.

At the end of the event, two schools were selected for the top honour of the night (the title of Malaysia’s Kindest Schools). The winning schools were SK Taman Maluri, Kuala Lumpur and SMK Chung Hua (CF) in Miri, Sarawak.

Throughout the night, individual Kindest Awards were given out to the Kindest Principal, Kindest Teacher, Kindest Student, and Kindest School Staff. The winners were SK Jalan Empat principal Ainon Mohamed Salehuddin, SK Taman Maluri teacher Maureen Ramadas Dellow, SMK Seri Hartamas student Muhammad Aisy Abdul Aziz and SK Jalan Empat school staff Norizan Mamat respectively.

The event culminated in a moving collective pledge, where the crowd lifted the #StandTogether “blue hashtag” symbol on their phones as a commitment to uplift Malaysia and the rest of the world through love and kindness.

Noordin added that SP Setia is happy to have touched so many lives, especially among young school children through the various programmes held at the schools.

“Let’s continue to make a conscious effort to promote kindness in everything that we do,” he added.

#StandTogether 2019 programme partners include the Ministry of Education, Unicef Malaysia, Digi and International Medical University, with support from Study Hub Asia, 100% Project, and Teach For Malaysia.

Ramadhan celebrations this year get a new, innovative twist as the Touch ‘n Go eWallet enables the Ramadhan bazaar in Kampung Baru to go completely cashless. The “Kashless” bazaar was given a modern touch that perfectly encapsulates the multifaceted #RayaSempoi spirit that the eWallet represents.

Users of the eWallet can pay for their iftar meals across all 400 stalls at the bazaar by simply scanning the QR codes of every individual merchant. With meals in hand, visitors can then opt to break fast with the community at Halaman Sempoi, situated at Rumah Warisan. Visitors can also grab the opportunity to learn more about the history of Rumah Warisan and the Kelab Sultan Sulaiman within the compound.

“We want to better connect with the community by making technology more inclusive, in a way that benefits users and merchants alike. The ‘Kashless’ Ramadhan bazaar is one of our initiatives to inspire the public in reimagining the way payment is made and to make eWallet payments more commonplace,” said Syahrunizam Samsudin, CEO of TNG Digital Sdn Bhd.

Visitors will be thrilled to find exciting activities at the bazaar including rebates totaling RM1,000,000 through Ketupat Runtuh, or exclusive merchandise purchased through Hadiah Extra Sempoi and more. The “Kashless” Ramadhan bazaar is situated right in the middle of Kampung Baru, a township known for its rich history, local flavours, and for being a pocket of resistance against development located in the heart of Kuala Lumpur’s central business district. As the last Malay village in the metropolitan city, visitors often walk the streets of Kampung Baru during Ramadhan for a taste of the unique atmosphere, local delicacies, and spirit of the stalls.

If 2018 was an unsettled year for the property market in Australia, then what will 2019 turn out to be?

Some may say we need to wait and see, others may say it is time to pick up property at the lowest prices. No matter whether your view is conservative or optimistic, one thing investors certainly need to bear in mind is the need to re-adjust strategies to suit circumstances and prepare for future volatility.

Any past routes to success can no longer guarantee triumphs in the future. Let’s listen to the insiders’ prompts to re-focus on land and housing – but not just apartments and high-rises. A wise pick of land in the best location can not only benefit investors with substantial returns but will also bring forth enormous growth when a boom returns to the property market.

When? In 2019.

At the beginning of the year, different analyses all pointed towards gloomy prospects for the global property market. According to “The January Home Value Index Forecasts” jointly compiled by Moody’s Analytics Australia and CoreLogic, Australia is expecting to see a further 6% drop in its local property market.

Real estate gurus and virtuosos all echoed this sentiment and helped to orchestrate a market downslide. Little did they notice that in this report, a beam of promising light is glittering at the far end of the tunnel, awaiting both investors and first-time buyers to take action.

2019 is inevitably a year of downturns. However, when the worst has passed, the property market in Melbourne is expected to pick up again, steadily moving ahead to a more encouraging year in 2020.

In other words, insiders have not lost heart in the Australian property market. Especially with continuous demand due to population growth and other reassuring factors such as economic growth, many agree that property price in Melbourne will witness another surge in the long term.

This explains why 2019 shouldn’t be an idle year. Rather, it should be considered as the right time to plan and buy. But the question remains: “Whereabouts should we invest?”

Where?

If you are a non-Australian resident, you may be wondering if now is the right time to purchase property. Yes, it seems that the Australian government has tightened a lot of rules in efforts to put up barriers to overseas investors – escalating stamp duties to 12.5%, restricting overseas buyers to only acquire brand-new properties, and banks stiffening home loan approvals, among other measures.

However, to many overseas investors, Australian property is still pretty as a picture. Just look at the recent plunge and slump of the Australian dollar – following the height of 3.4 to the Malaysian ringgit in September of 2017 – then you will agree that the cost of buying a house in Australia is much lower than in previous years.

As an overseas buyer who purchases the property using the currency of your own country, not only is the capital paid saving you heaps, the growth potential for the foreseeable future will be just as rewarding.

Additionally, in some other districts, the mortgage rates offered by local banks are much more attractive. If one can secure a home loan under these special rates, it means the investor can enjoy the benefit of high rental returns minus low mortgage expenses. For overseas buyers, investing in Australian property is still a sensible opportunity and that sentiment is still prevailing in 2019.

What kind of property should you be investing in?

According to experts, there are two choices to be made. One of these is to invest in commercial property where the 7% extra stamp duty is not applicable. However, such sectors are not suitable for every buyer to partake in.

If you feel more comfortable with residential property, then you should put your focus on the second option – looking for land and housing in areas of significant growth potential.

The recommendations made by experts do not imply that all land and housing packages are treasures to be explored. The criteria for making a wise choice of investment depends on the location, cost, and potential of the land.

Location in the sense that the driving time from central business districts (CBD) is within 20 to 45 minutes – the shorter the distance, the more attractive the land is. Cost is, of course, the amount you are going to pay right now: the lower the cost, the higher the growth can be. Potential is all about return: when you want to resell the property in the future, will the price be surging, leaving you a contented pocket of profit to savour and be proud of?

Let’s put that back into the perspective of an overseas investor. When purchasing a brand-new land and housing package, only the land counts for that 12.5% stamp duty. The portion for the house is non-taxable as it has not yet been constructed. In other words, investors can save about half of the taxation cost (under certain conditions).

What if the buyers are not investors but end users? The total amount in buying a new piece of land with a ready-built home in suburban Melbourne approximately equals to the cost of a 2-bedroom apartment in the centre of Melbourne.

Though urban life can be a plus and the rental returns seem to be more attractive, for family users, this same amount of money will indeed bring you a lovely stand-alone house with a tranquil private garden on a 20 square metre piece of land.

What’s more, one day, when you decide to resell the house, you will be stunned by its enormous capital gain as compared with that of an apartment. As family users seek properties suitable for families to grow and enjoy, such demand will sustain the growth of suburban house prices.

Take the above example of a land and housing package located within 20 to 45 min drive from the CBD as a model. Its existing cost is about $500,000 to $700,000. With more facilities to be added and amenities to add to the area’s sophistication, the selling price will climb to about $700,000 to $800,000 three years later. Such expected growth is far more sizeable than that forecast for apartments.

Where? The Toorak of the North

We have come to an astute conclusion that land and housing packages are where we should look in 2019. But whereabouts should we be looking? The answers according to research and analysis converge on north-western Melbourne, where Greenvale stands out from its counterparts.

Greenvale has long been a desirable and sought-after suburb for local families, earning it the title of “The Toorak of the North”. The original Toorak, an affluent suburb of Melbourne, boasts the highest average property values in Melbourne and the neighbourhood has the nation’s second-highest average income level. As the moniker implies, Greenvale prides itself on its ample greenery and being in the vale of nature, making it an exquisite choice of neighbourhood.

Another gem is Craigieburn. Well supported by an extensive public transportation network, together with a reasonable median house price at the moment, Craigieburn embodies the kind of potential that investors like to keep an eye on.

So are there any upcoming land and housing projects available in this district that investors can inspect? M.Greenvale is the answer. PETALING JAYA: LBS Bina Group Bhd group managing director Tan Sri Lim Hock San became the first Malaysian business leader to be honoured with the ‘World Chinese Business Leaders Lifetime Achievement’ award at the ‘Asia Pacific Top 50 Most Influential Entrepreneurs 2019’, during the 3rd Asia Pacific CEO forum in Macau, recently.

According to the statement, Lim was invited as a panel speaker for the ‘Belt and Road’ forum session held in conjunction with the forum, which explored new strategies and collaborative platforms to empower entrepreneurs as they enter the new era of the ‘Belt and Road’ initiative.

During the forum, he highlighted that the longstanding bilateral relations between Malaysia and China remain resilient, underpinned by stable economic and trade cooperation as well as people-to-people and cultural exchanges. For example, the increase of Chinese tourist arrivals to Malaysia has benefited the local travel and hospitality industry.

The strong bilateral trust between the two nations is also evident in Malaysia’s Prime Minister Tun Dr Mahathir’s second official visit to China recently, in which he reiterated the government’s support for the ‘Road and Belt’ initiative. He also believes it will bring mutual benefits to other participating countries. The leaders and governments of Malaysia and China are also pressing ahead to realise the opportunities arising from the next phase of the ‘Belt and Road’ initiative.

“Malaysia is well-placed to tap the ‘Belt and Road’ initiative on the back of its open policies, vast infrastructure developments, as well as familiarity in dealing with the Chinese people and business community following established trade and economic ties.

“Malaysia has all the right ‘ingredients’ to be a strategic partner and connector for the ‘Belt and Road’ markets,” said Lim, in response to participants’ questions relating to seizing opportunities from the ‘Belt and Road’ initiative.

He also said that many Malaysian entrepreneurs, especially the small and medium-sized enterprises, are eager to tap the opportunities presented by the ‘Belt and Road’ initiative. The ‘Belt and Road’ initiative is a strategic platform for local entrepreneurs to expand their global footprint.

“They can work with relevant organisations, including trade associations, chambers of commerce and clan associations, in seeking the right opportunity and gain better insights on what is needed by the Chinese markets,” added Lim.

Lim shared his personal experiences in leading LBS to capitalise on the enormous opportunities arising from the ‘Belt and Road’ initiative, such as having a joint venture with SANY Group of China in setting up an Industrialised Building System (IBS) plant in Nilai. It aligns with LBS’ mission to build more quality affordable housing and also heeds the government’s call to build one million affordable homes over the next ten years. In the future, LBS hopes to collaborate with potential Chinese entities to develop its existing landbank of 4,005 acres.

LBS has also invested in the Zhuhai International Circuit (ZIC) which is located in the Greater Bay Area. ZIC is currently undergoing a programme to transform it into an integrated urban development comprising various services and facilities. Lim is confident that ZIC will play a vital role in shaping the growth of the Greater Bay Area, given its strategic geographical location and economic potentials.

He concluded by citing LBS’s investment in ZIC as an example of how Malaysian businesses are establishing a broader presence in China following the introduction of the ‘Belt and Road’ initiative.

Sunway Resort Hotel & Spa showcases its “Re.Defined” ballroom and event spaces

Corporate guests and members of the media were invited to rediscover the redesigned and refreshed spaces at the Sunway Resort Hotel & Spa

The four-month closure, which facilitated an RM54 million refurbishment, includes enhanced facilities and technology upgrades to the Grand Ballroom, in addition to meeting and function rooms spread across three levels, as well as pre-function areas – all reopened in November 2018.

During the event, Roger Marcz, Cluster General Manager of Sunway Resort Hotel & Spa, said in his welcome speech that the fast-changing landscape and today’s on-demand clients are re-shaping the way meetings and events are designed, thus Re.Defined focuses on user experience to future-proof the hotel’s products, services, and offerings.

“Since its opening in 1996, the Hotel has played host to many local and international events and we continue to elevate these experiences to stay relevant to fast-changing consumer tastes and needs. Re.Defined brings a refreshed approach to Sunway Resort Hotel & Spa’s events and meeting programmes, which are immersive, responsive, and customised to exceed needs; with endless possibilities to push the boundaries of one’s imagination to elevate events to the next level.”

The highlight during the launch of the new Grand Ballroom at the Re.Defined showcase was the surround sound and visual experience created by the built-in high definition LED screen backdrop, alongside four additional LED screens located on the front and side walls of the ballroom that show video in panorama formats for an immersive effect. A laser light show was also showcased alongside the high-powered sound system, demonstrating the venue’s versatility for events of all kinds.

The Grand Ballroom also featured a sensory visual experience with different set-ups including dining tables dressed in multiple themes such as Oriental, Bollywood, Muhibbah, and Gatsby, for cocktail events, meetings, or conferences.

Some of the 32 meeting and function rooms in Sunway Resort Hotel & Spa were also set up in the manner of different event types to showcase their versatility. These included a Grooming Workshop, Engineering Workshop, Creative Think-Tank Workshop, VVIP Dinner, Annual General Meeting, Board of Directors meeting, and a Regional Sales Conference.

Commenting on the concept and inspiration for the redefined spaces, Marcz said, “We wanted to create functional spaces of the future to capture masterpiece moments and the complete makeover brings an unprecedented level of meticulous care and detailing, injecting a refreshed grandeur, sophistication, and a modern attitude into its space.”

The 2,266 square-foot Grand Ballroom, overlooking the lagoon and Sunway City, has a new luxurious palette of gold, bronze, platinum, and a tinge of royal blue, with contemporary textures and bold geometric patterns, used dramatically on walls, carpeting, and ceilings.

Grand crystal dome lights controlled by a smart lighting system run through the ballroom, including the vast ballroom foyer – in addition to the natural light that shines through the floor-to-ceiling windows, giving it a completely different atmosphere during the day and night.

The pillarless Grand Ballroom features a dramatic 30-foot high ceiling and a grand built-in elevated stage, equipped with a high-definition LED screen backdrop, alongside four additional LED screens located on the front and side walls of the ballroom for guests to enjoy an unobstructed view from any angle.

Ideal for the most prestigious banquets as well as intimate functions, the Ballroom can seat 2,000 guests in a banquet setting, 2,700 guests in a theatre setting, and 1,400 guests in a classroom setting. It also has divisible partitioning features that can split the ballroom into three separate rooms to cater for smaller event needs.

Perfect for business events, intimate functions, and social gatherings, the 32 versatile column-free meeting and function rooms spread across three levels of the hotel, each measuring between 30 to 344 square meters, have also been transformed with new carpeting, wall coverings, lighting, and furniture, including the pre-function spaces and common coffee break areas.

The use of wood and fabric, including wall coverings made from jute, an environmentally friendly natural product, exude an inviting air of warmth and cosiness.

Modern gadgetry and high-end technology have been fitted to give small meetings, brainstorm sessions, discussions, and presentations an extra edge. These include built-in LED projection screens or 86″ interactive touchscreen televisions with screen sharing and built-in whiteboard functions supporting multiple devices, as well as the functionality to save the whiteboard content into a USB memory device.

The names of the function rooms have also been changed to represent “assembly points” where new insights are generated and memories are created – Forum, Congress, and Arena. Located on levels 10 and 12 respectively, the Grand Forum and Grand Congress function rooms are made up of three and four combined function rooms respectively. Overlooking Sunway Lagoon to present a cosy atmosphere and “wow” factor for every occasion, these function rooms seat up to 300 persons in a banquet setting and 330 in a theatre setting. The Grand Forum is supported by 12 other function rooms on level 10, while the Grand Congress is supported by eight other function rooms on level 12.

On level 15, the Arena features five function rooms with Arena 4 as the most sought-after choice for brainstorming and workshops due to its panoramic windows overlooking Sunway City’s skyline, inspiring creativity and sparking ideas. For more private and intimate events, the individual Arena function rooms can host between 22 to 132 persons in theatre or private dinner settings.

Sunway Resort Hotel & Spa has numerous events and celebration packages for every occasion.
